Forgotten film title

Mrs G is trying to remember the title of a film that is maybe 15-20 years old - I wonder if anyone here can help. The plot is along the lines of:

1. Some people get invited to a mansion by the husband on the pretense of a party for his wife - but he intends to bump them off one by one.

2. The house is locked and as the people look for a way out they find that there are booby-traps etc.

3. The may, or may not, be a supernatural element - she can't remember.

4. The final scene is of two survivors climbing out of an upstairs window to find themselves on a ledge high up on an exterior wall with no way down - then the window shuts behind them!

Or something like that - any ideas anyone?

Not a clue. I've tried lists on IMDB about filns with booby traps but gave up after about 140. There are a lot of elements that I recognise  but not from any one film and not the last element at all

The mystery has been solved - it's the film House on Haunted Hill, which seems to be a remake of the 1959 film of the same title starring Vincent Price.
